Design & Build vs. Hiring Separately: What Actually Matters

One of the first decisions in any renovation, extension or new home project is how to structure the team: hire a design-and-build company that handles both the drawings and the construction, or engage an architect/designer and a builder separately and manage the handoff yourself.

Design & build: one team, one contract

With design and build, a single company like EBC takes the project from concept through to handover. The same team that draws the plans also prices and builds them, so the design is shaped from day one by what's actually buildable, on budget, and on your block.

  • One point of accountability. If something doesn't work on site, there's no finger-pointing between a separate designer and builder — it's one team's job to fix it.
  • Faster overall timeline. Design and construction planning happen in parallel rather than in sequence, and there's no re-tendering step once drawings are "finished".
  • Cost certainty earlier. Because the builder is involved from the concept stage, pricing feedback comes in as the design develops — not as a shock once drawings are complete.

Hiring separately: more control, more coordination

Engaging an independent architect or designer, then tendering the finished drawings to builders, can suit projects where the architectural vision is the priority and you're comfortable managing two relationships.

  • Independent design advocacy. Your designer works only for you, with no construction cost pressure influencing the drawings.
  • Competitive tendering. Finished plans can be quoted by multiple builders, which can reveal a wider price range.
  • More coordination on you. You (or a contract administrator) become the link between designer and builder when questions or site issues come up mid-build.

What actually matters when choosing

In our experience, the deciding factors are rarely about which approach is "better" in the abstract — they're about your project and how hands-on you want to be:

  • How firm is your budget, and how early do you need cost certainty?
  • Do you have the time and appetite to manage two separate relationships through the build?
  • Is the project straightforward (a kitchen renovation, a standard extension) or does it need bespoke architectural input?

For most renovations, extensions and new homes we build across Melbourne's eastern suburbs, clients value the single point of contact and the cost certainty that design and build gives them. If you're weighing up the two approaches for your own project, register for a free consultation and we'll talk through what makes sense for your site and budget.
